<title>Romanian Land Investment</title>
<description>Regarding &#160;investment opportunities there are a number of possibilities available:
&#160;

10,000 m2 of land with a beachfront of over 300 meters and a depth of 30 meters for sale at  150 per meter, its possible to build between 6,000 and 7,000 meters on this land and there is also land available behind should the buyer wish to increase the build area. 
&#160;

100 plus hectors of land next to a lake and adjacent to a forest, just 8 km from the coast. The land is well contoured and would be ideal for a golf course and resort development. &#160;With planning this would be worth somewhere between  10 million to  20 million depending on the design and size of the final project, which would take 2 years for approval. We have negotiated an agreement in principle for a purchase price of  2 Million plus a percentage of the project going forward (to be agreed), subject to licences with the security of a bank guarantee by the purchaser, who would also have a say in the design of the project itself. In my opinion this has the fantastic potential to create a  100 million euro project, especially in light of the fact that there is a 140+ berth Marina being completed nearby and plans for a small airport in the area.

There will also be the opportunity to purchase development plots to build between 50 and 150 units in a 78,000 touristic resort project 200 meters from the beach, with its own beach club and all the necessary onsite facilities. 
&#160;

Agricultural land is also something that may be of interest, our contacts on the ground are currently acquiring large chunks of Top quality agricultural land (100 hectors plus) on the Danube for&#160;  2,000 per meter. This is well below current prices, which can reach  5,000. They are happy for other parties to join them, as the larger the combined area land the better for industrial faming, thus helping to increase the value. I am told&#160; that equivalent land in Poland sells for  8,000 a hector and Germany its up to  25,000 a hector and they expect prices of agricultural land to rise due to current food shortages and the demand for boi fuels, which are already being farmed all over the Danube region.

There are also a number of other smaller land sites with good views and locations close to the beach that are interesting, with prices ranging from  100 to  180 per meter.
